To start the process of buying property in Italy as a foreigner, the main document you need is a valid foreign passport.

For the final purchase transaction, you will also need an Italian tax code, called codice fiscale. In most cases, the notary and the real estate agency will also require the buyer’s personal details to prepare the purchase documents correctly.

Yes. To buy real estate in Italy, you need to obtain a codice fiscale, which is the Italian tax code required for property transactions, contracts, tax payments, and notarial documents.

In addition, foreign buyers usually open an account in an Italian bank to complete the payment procedure correctly. This is especially important because property payments in Italy are commonly made by bank checks issued in the name of the seller and the notary.

To pay for the purchase of an apartment in Italy, the buyer usually opens an account in an Italian bank and transfers the purchase funds to this account before the final notarial deed.

At the signing of the transaction, payment is usually made with bank checks:

  • A check in the name of the seller for the property price.
  • A check in the name of the notary for taxes, notary fees, and related purchase costs.

This payment structure makes the transaction transparent and secure for both the buyer and the seller.
